Scan to BIM Process

From Reality Capture to Intelligent BIM Models

We convert laser scan point cloud data into accurate, data-rich Revit BIM models. This process, known as Scan to BIM, is essential for renovation, retrofitting, restoration, facility management, and as-built documentation where accurate representation of existing conditions is paramount.

Working with data from a range of scanning technologies, we create detailed models that reflect the true physical state of a building. We accurately capture out-of-plumb walls, sagging structural beams, and complex mechanical networks exactly as they exist in reality, eliminating the risk of design errors based on outdated 2D drawings.

Our dedicated reality capture modelling team works to your specific Level of Development (LOD) requirements, delivering reliable architectural, structural, and MEP models that serve as a trustworthy foundation for your design and construction workflows.

The Scan to BIM Workflow

1

📥 Data Receipt

We receive your point cloud data in any format — Faro .FLS, Leica .E57, ReCap .RCS, drone photogrammetry, or any .LAS/.LAZ file.

2

🔄 Processing

Raw scan data is processed in Autodesk ReCap Pro — registered, cleaned, and prepared for BIM modelling.

3

🏛 BIM Modelling

Our Revit team models all architectural, structural, and MEP elements directly referencing the point cloud — element by element, to your specified LOD.

4

✅ Verification

Model accuracy is verified against the point cloud. A comparison report is produced showing point cloud-to-model deviation.

5

📦 Delivery

Final deliverables: Revit .RVT, IFC, DWG drawings, PDF, and comparison report — in your required format.

Scan Formats We Accept

Faro .FLS Leica .E57/.PTX ReCap .RCP/.RCS Trimble .TWS Matterport Drone Photogrammetry LiDAR Data .LAS/.LAZ

We work with any point cloud format. If your scanner produces a different output, contact us — we can work with it.

LOD & Accuracy — What to Expect

📐

LOD Level

LOD 200 to LOD 500 — the appropriate level is determined by your project requirements and the quality of scan data available.

🎯

Accuracy

Geometric accuracy depends on the quality of scan data provided. We work with any scan quality and advise on achievable accuracy before modelling begins.

📏

Survey-Grade Models

Survey-grade as-built models are available for projects requiring precise dimensional accuracy.

Frequently Asked Questions

Do you do the scanning or only the BIM modelling?
We specialise in the BIM modelling (Scan to BIM) part of the process. We require point cloud data from your scanning team or scanning company. If needed, we can recommend scanning partners.
What accuracy can you achieve?
Accuracy depends on the quality of scan data you provide. We advise on achievable accuracy at project briefing stage.
What file format do you need from us?
We accept all major formats — Faro .FLS, Leica .E57, ReCap .RCP/.RCS, and any .LAS/.LAZ file. If your format is different, contact us.
How long does Scan to BIM take?
Timeline depends on project size, building complexity, and LOD required. Contact us with your project details for a specific timeline.
What software does your team use?
Primary tools: Autodesk ReCap Pro for point cloud processing and Autodesk Revit for BIM modelling. Additional tools are used as required.
